For more than 10 years, EMCOR Facilities Services Ltd, has provided a full asset maintenance service to Exchange Quay Management.

 

In partnership with the Exchange Quay management team, EMCOR provides a full time site team of 11 staff who are dedicated to ensure that service delivery, be it Landlord or Tenant services, is always 100%.

 

Not only does this cover day to day operation's as laid out within the contract but also a whole range of 'value add' services, including;

 

  • Constant review of working practices & maintenance strategies in order to deliver a cost efficient service to EQM.
  • Advising EQM on changes in legislation in regards to building services as well as communicating current trends within facilities management.
  • Undertaking & managing a phased 4 year programme of gas retrofits to all of the complex's Refrigeration plant to ensure compliance when R22 is phased out.
  • Advising EQM on energy saving initiatives through our own internal Energy division.
  • Carrying out feasibility studies as to the benefit of installing 'Variable Speed Drives' to the complex main plant with regard reduced energy / maintenance costs & longevity of equipment life. Implementing installs through our own project teams when the feasibility studies find favourable returns on EQM investment.
  • Utilisation of our project teams to refurbish various floors within the complex. (Energy saving initiatives are built in during refurbishments to reduce disruption to the tenants)
  • Provision of a Twenty-Four hour seven days a week cover to all EQM tenants, whether under contract to EMCOR or not. Predominantly dealing with any emergencies or first fix breakdowns (tenant plant) but also attending any maintenance queries that will allow the tenants to concentrate on their core business activities.

EFS supports mechanical and electrical assets in six office buildings, two multi-storey car parks and all external services in this world class business complex housing the various companies as diverse as radio stations through to financial institutions.

Exchange Quay is located at the entrance to Salford Quays, which over the past few years has matured into a highly desirable, easily accessible alternative to Manchester City Centre. It boasts a wealth of leisure retail and business amenities as well as providing new high-class modern living accommodation which combine to create a '24 hour' living and working environment.
