EMCOR ENGINEERING SERVICES VALUE DELIVERED

To meet the fast-track programme, EMCOR Engineering Services UK developed a prefabrication construction strategy, which included the use of pipe racks to serve the ceiling mounted fan coil units and also vertical riser modules. The prefabricated modules, which included a mechanical plant, were craned into riser shafts two-storey sections. Sir Robert McApline fully supported the prefabrication strategy and integrated it into their construction processes.

The commercial electrical systems to the office areas were provided using a modular wiring system coupled with a fully addressable lighting control system. The construction engineering project was delivered on time and on budget with practical completion being granted on the contractual completion date. The full design and build engineering team were co-located in an off-site operations office from the outset to assist information flow and ensure best value solutions were utilised in the development of the design.

EMCOR ENGINEERING SERVICES SCOPE OF WORK

EMCOR Engineering Services UK was responsible for design development, co-ordination and installation of the commercial mechanical, electrical and public health engineering services to this 36,000 square metre commercial development. The works included a ‘Cat A' fit-out of the office floors which was instructed post-contract. The development spans ten office floors, two of which have been designed to accommodate trading floors. There are also three retail units. The entire commercial construction engineering phase, including commissioning, was just 72 weeks.
