CRANFIELDS “THE MILL” FACILITIES BACKGROUND

Over the past few years, the site at Cranfields Mill on the Ipswich waterfront has been developed into what now stands as the tallest building in East Anglia providing a landmark focus to Ipswich’s vibrant waterside regeneration. The site incorporates a 22-storey tower, 330 apartments, restaurants, bars and a state-of-the-art DanceHouse, for national dance agency; DanceEast.

The construction engineering project development area for EMCOR Engineering Services UK consisted of 280 new build apartments, nine storey enclosed car park and infrastructure services area. The six blocks of apartment vary in height from 5 storeys to 22 storeys. The building development also includes a car park to serve the site, together with public open space and a new waterfront environment. The overall construction engineering project value is in the region of £42 million. Now complete, it will be known as 'The Mill'.

EMCOR ENGINEERING SERVICES VALUE DELIVERED

The construction project’s location and complexity have presented a number of interesting challenges to EMCOR UK’s project team. The project is spread over a large, city centre site with limited access and buildings reaching up 22 storeys. Working with the engineering services project team, EMCOR UK had to introduce innovative logistics solutions including off site marshalling, prefabrication construction and strict asset distribution and control. Quality was of the utmost importance for the apartments and the team worked with strict sign off regimes, reducing return visits to work areas and coordinating closely with the other site trades to complete the project.

EMCOR UK's procurement and distribution approach included packs of services assembled off site from suppliers. Site specific packs were assembled because of the amount of variables across the apartments.
